Tips for Being a Successful Landlord

In today’s apartment rental market there are several things that are “must do’s” for becoming a successful landlord. The reason you’re playing the real estate rental game is to have the check in your mailbox on the first of the month, right? Here are a few tips that can help you to achieve this with as little aggravation and frustration possible.

First and foremost is finding the right tenant to rent your apartment, house or other rental. This is the most important ingredient in the recipe. Checking the prospective tenant’s credit history to make sure they are paying their bills is one of the best ways you can screen. A tenant that pays their bills on time most likely will send you their rent on time. Establish a clear system on collecting rent, handling complaints from the tenant and how you will contact them if you need to gain access to the apartment.

Secondly, get all the important terms of the tenancy in writing. You have the option to have a basic rental agreement or draw up a formal lease. Whichever you decide, the important thing is to document the terms that you and the tenant agreed to. Clarify who is paying the utilities, the rental price and any other agreements made between you and your tenant.

It’s a good idea to stay on top of the repair and maintenance needs of your property. When you are notified of something that is broken or not working, repair it as soon as possible to prevent further damages. You may also lawfully enable the tenant to withhold rent, sue for injuries caused by defective conditions or move out without notice.

On a similar topic make sure you are carrying enough property and liability insurance to cover yourself in any situation. A well designed insurance program can protect your rental property from losses caused by everything from fire and storms to burglary, vandalism, and personal injury lawsuits.

Was looking for some updated information on John Mattes and what the outcome was with the Suilemans. Did they make it to their arraignment the following Monday or did they skip town? Inquiring minds want to know!

I am a third generation San Diegan and feel that it is this type of low-life people like the Suilemans who have degraded and trashed San Diego today. Why do they get away with these felonious acts, because they use the "race" card? It makes me sick to see them parade around like they own the city and threaten and bully the people who have honestly worked and built San Diego. We need to start enforcing the law that states "if you are on a visa or green card, and commit a felony, you are deported.....if we consistently did this, we would rid our city of trash like these two. Good luck to Mr. Mattes and I hope this is pursued both criminally, as well as in civil court. There are many more people of San Diego and elsewhere who would like to see these two rot in prison, than the ignorant idiots who have commented so positively in support of them. Maybe they should join the Suleimans in their cells and then they can support them even more.

Today is Jan. 22, 2007. The story about the Suleimans has disappeared. I think they are both deportable aliens but we'll never know. The country is being overrun by worthless criminal scum just like them and nothing can be done about it. Woe is us.

These comments are directly towards Mr. Mattes and the Fox6 General Manager.

I would like to give you my reaction and feedback to this case.

I am still left without a sense of closure. Mr. Suleiman is still blaming Mr. Mattes and Fox News for his problems. The judge even addressed him by saying, "Mr. Suleiman, you still don't get it."

I have sent Mr. Mattes and Fox6 a direct email, but have not received a reply.

Many questions are still unanswered in my mind, and I would appreciate your response to the following:

1 - Did Mr. Suleiman's sentencing agreement include a settlement payment to you Mr. Mattes for your own pain and suffering, to Fox6 for the loss of your services, and to Mr. Brian Phillips and his lovely wife for the $20,000 in actual damages to their property, as well as their mental pain and suffering?

2 - If not, do you Mr. Mattes, together with Fox6 and Mr. Phillips intend to pursue separate civil litigation for damages against Mr. Suleiman and Rosa Barraza?

3 - How do you and Fox6 react to Mr. Suleiman's statement of placing blame against you for your reporting and asking the judge for protection from further Fox6 coverage by you?

4 - Does the fact that no charges were ever filed against Mr. Suleiman for Identity Theft, Fraud, Unfair Business Practices, Criminal Intent, Extortion (making threats of great bodily harm and even death), etc., indicate the shabby nature of your investigation and reporting, or even point to the fact that Fox6 and Mr. Mattes were pursuing a vendetta against Mr. Suleiman, and NO actual laws were ever broken, aside from the fact that Mr. Suleiman and his wife have no impulse control or manners, and obviously did break the law in their assaults against Mr. Mattes?

5 - What is your sense of closure in this case?

6 - Will you Mr. Mattes and Fox6 continue to report about Mr. Phillips and other parties injured by Mr. Suleiman, until complete restitution is made, or have you packed up your tent and moved into the shadows on this matter?

I would appreciate a response to these questions from Fox6 and Mr. Mattes, if they have the courage to do so. Personally, I am left with a sense of betrayal, that the facts presented by Fox6 have been distorted. If Mr. Suleiman is truly the person you portrayed him to be, and I have no sympathy for Mr. Suleiman or his wife, then 365 days in the County jail for him, and Probation for his wife, is barely a slap on the wrist for all the pain and suffering they are alleged to have committed. Is our Courts and system of justice that flawed?
